Choose Your Southport, NC Home's Asking Price for October 2026
By Bill Frey
Southport, NCChoosing an asking price starts with recent sales of similar homes, then a separate look at competing listings. I want you to understand that distinction before deciding where to position your home.
For Southport single-family homes, condos, townhouses and apartments, the September 2026 median list price for active listings was $544,950. The September 2026 median sold price was $407,820. At the end of September 2026, there were 318 active listings. These list and sold price medians describe different groups of properties, not a discount negotiated on the same homes.
Neither townwide price establishes what your particular home should be listed for or replaces a property-specific comparison. My starting point would be a review of recent sales of similar homes, with attention to condition, size, features and improvements that buyers can compare directly. Competing asking prices add context, but they do not establish what a purchaser will pay, especially when a listing has not attracted an acceptable offer.
Prepare a list of improvements and unfinished repairs, supported by available documentation, so we can discuss how your home compares with completed sales. Review competing listings separately, noting differences in condition, features and presentation that matter rather than copying another home's asking price. Decide which feedback would warrant revisiting your price, keeping showing comments distinct from actual offers received and considering whether presentation issues also need attention.
