Start with similar completed sales and your financial limits, not an automatic discount from the asking price. I want your offer to reflect both the home's features and what you are comfortable committing to.
The September 2026 figures for Waconia single-family homes, condos, townhouses, and apartments show a Median Sold Price of $500,000. The report's Sold to List Price % was 99.8%. The report lists Months of Inventory at 4.6 months. These townwide figures describe market conditions rather than the value or appropriate offer terms for an individual home.
The reported sold-to-list price percentage does not establish the right offer for you. I would weigh similar completed sales against the home's condition before discussing room to negotiate. Keep price and financing or inspection requirements connected, because changing either can change the risks you accept.
Review recent sales of similar homes with me, paying attention to differences in size, condition, and features. Confirm the money needed at closing with your lender, then set the maximum price you are comfortable offering. Identify the financing and inspection requirements you need before deciding which terms to propose.
