Setting your asking price deserves more attention than choosing a townwide benchmark. My approach is to compare your home carefully, then discuss a price you can explain through relevant completed sales.
For Reston single-family homes, condominiums, townhouses and apartments, the latest market report includes both listed and sold properties. The typical asking price among homes listed for sale was $532,500. The typical sale price was $622,450 for homes that sold. Reported housing supply, measured in months, was 2.63 months.
The asking and sale prices describe different groups, not a pricing formula for your home. Starting with an ambitious asking price is a choice to assess against similar homes, not against that difference. I would give the closest completed sales more attention than a broad townwide figure when discussing your starting price.
Gather details about your home's condition, improvements and features so our comparison reflects meaningful differences. Review recent sales of similar homes with me, considering size, layout and condition together. Examine homes listed for sale separately, then decide how you want your asking price to compare with those alternatives.
