Choosing an asking price means deciding what supports your home's value, not simply matching another listing. Let us start with completed sales and then consider the alternatives a buyer could compare with your home.
The latest market report includes Wimauma single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $364,900. The typical sale price was $359,950, a separate measure of completed transactions. The estimated value of a typical home was $340,200, a model-based estimate rather than an appraisal.
Asking prices and sale prices describe listed and sold groups; their difference does not establish a negotiated discount. I would use completed sales to discuss price support and review competing listings separately. Starting with an ambitious asking price deserves a clear explanation of which specific features justify it.
Prepare a list of improvements and known condition issues so we can review differences from similar homes. Compare recent sales with me by size, condition and features before settling on your starting price. Decide in advance how you will assess showing feedback and whether your asking price still fits competing choices.
