Can Wilmington, NC Buyers Negotiate an Offer in October 2026?
By Bill Frey
Wilmington, NCThere is no automatic discount to apply when you prepare an offer. Let's weigh the home's asking price, comparable sales and your financial boundaries before choosing an opening amount.
In the latest market report, Wilmington homes sold for an average of 98% of their asking prices. The typical sale price was $449,350. Housing supply, measured in months, was 3.45 months. These figures cover single-family homes, condos, townhouses and apartments, rather than establishing terms for a particular purchase.
The average percentage of asking price that homes sold for cannot set your personal offer limit. It also does not establish how much room to negotiate exists on the home you want. I would balance a defensible price with financing and inspection requirements you understand, rather than giving up protections simply to strengthen an offer.
Compare recent sales of similar homes with me before deciding whether the asking price supports your proposed offer. Confirm the maximum price you are comfortable offering and the money you would need to pay. Review the financing and inspection requirements in your offer so any changes reflect risks you are prepared to accept.
