Choosing an asking price means deciding which evidence truly fits your home. My advice is to begin with similar completed sales and consider competing listings separately.
For McLean's combined single-family, condominium, townhouse and apartment market, the latest reported typical sale price was $1,557,900. The typical asking price among homes listed for sale was $1,327,495. The number of homes listed for sale in the latest market report was 114. That listing count is an end-of-period measurement, rather than a statement of live availability.
The difference between the asking and sale prices does not tell us what your home should command. I would give more weight to homes resembling yours than to a combined figure covering different property types. Starting with an ambitious asking price involves a tradeoff: it tests a higher expectation without establishing that buyers will accept it.
Prepare a list of improvements and known condition issues so we can identify meaningful differences from similar homes. Review recent sales of similar homes with me, then examine competing asking prices as a separate consideration. Decide what feedback would prompt a pricing review before you commit to your initial asking price.
