Choosing an asking price deserves more than matching a townwide figure. Start with recent sales of similar homes; I'll help you distinguish meaningful comparisons from numbers that don't fit your property.
In the latest market report, Birmingham's typical sale price was $1,100,000. The typical asking price among homes listed for sale was $934,000. Homes sold for an average of 97.5% of their asking prices. These figures cover single-family homes, condos, townhouses and apartments, with asking prices and completed-sale prices describing different groups.
I would not use the difference between those asking and sale prices to estimate a discount for your home. A useful asking price needs support from properties with relevant similarities in size, condition and features. Starting with an ambitious asking price is a choice to discuss carefully, not a substitute for that review.
Gather details about your home's improvements and remaining repair needs so we can assess its condition accurately. Review recent sales of similar homes with me, then consider competing listings separately. Choose an asking price supported by those comparisons, and agree on what feedback would warrant another pricing discussion.
