How to Choose an Asking Price for Your Tempe, AZ Home in October 2026
By Jeff Setlow
Tempe, AZChoose an asking price by examining homes similar to yours, then decide how you want to present your home among other listings. A townwide price is a starting reference, not a price recommendation for your property.
For Tempe single-family homes, condos, townhouses and apartments, the latest market report gives a typical asking price among homes listed for sale of $464,000. That asking-price figure covers homes listed for sale rather than completed sales. The typical sale price for homes sold in those property types was $468,000. The latest market report counted 182 new listings across the same Tempe property types.
The asking and sale prices describe different measures; their difference does not tell us how an individual home was negotiated. For your home, size, condition and features deserve closer attention than either townwide price alone. Starting with an ambitious asking price can be appealing, but it is worth discussing how buyers will compare your home with alternatives.
Gather details on improvements and any condition issues before setting a price. Review recent sales of similar homes with me, then examine competing asking prices separately. Choose a price you can explain alongside your home's features and a plan for photographs and showings.
