What Tempe, AZ Buyers Should Compare Before Making an Offer in October 2026
By Jeff Setlow
Tempe, AZBefore making an offer, compare the home with similar completed sales and decide which terms you need to protect. A townwide percentage can provide context, but it cannot tell you what to offer on a specific property.
For Tempe single-family homes, condos, townhouses and apartments, the latest market report says homes sold for an average of 97.66% of their asking prices. That average describes sold homes as a group, not the result for every sale. The typical sale price for homes sold across those property types was $468,000. The typical time on market for homes that sold in Tempe was 46 days.
The average percentage of asking price that homes sold for cannot set your personal offer limit. Likewise, marketing time does not establish how long a particular listing will remain available or when it would close. I would weigh the home's condition and relevant sales before deciding whether its asking price makes sense for you.
Review differences in size, condition and features between the home and similar recent sales with me. Set the maximum price you are comfortable offering and consider how the proposed payment fits your plans. Review which financing and inspection protections you need before changing the conditions in the offer.
