Set your budget from your finances first, then use local prices to shape the search. A typical sale price is useful context, not a spending target.
For Warren single-family homes, condos, townhouses and apartments, the typical sale price in the latest market report was $222,000. New listings had a typical asking price of $209,900. The typical asking price among homes listed for sale was $189,900. Asking and sale prices measure different stages of the market and do not establish an individual home's value.
A search range needs to account for more than an advertised price. The down payment, other money needed at closing and future ownership costs deserve attention before an offer. I would rather narrow the search than have you rely on a townwide price that does not fit your finances.
Discuss payment and closing-cost estimates with a lender using your own financial information. Choose the maximum price you are comfortable offering, then identify the features that matter most. Compare suitable homes with recent sales of similar homes before deciding whether their asking prices make sense.
