An asking price is a starting point for evaluating a home, not a verdict on its value. Compare the property with similar completed sales, then decide whether its condition and costs fit your purchase plan.
For Cohoes single-family homes, condos, townhouses and apartments, the latest market report puts the typical asking price among homes listed for sale at $344,950. The typical sale price for homes that sold was $350,000. Newly listed homes had a typical asking price of $447,500. Among homes that sold, the typical sale price per square foot was $236.
Listed and sold homes are different groups in these price measures, so comparing their typical prices does not establish a discount. A price per square foot also leaves out differences in condition, layout and features. I would treat each figure as context and focus the actual decision on homes that resemble the one you want.
Check the home's size, condition and major features against recent sales of similar homes. Review differences in size, condition and features with me before deciding what price makes sense. Set the maximum price you are comfortable offering after considering the money you would need to pay and any inspection concerns.
