Two homes with similar floor areas can work quite differently for you. Compare how the rooms are arranged and what you would actually use before letting a price-per-square-foot figure decide your search. It is a screening tool, not the whole decision.
For single-family homes and condos newly listed in Norwalk, the latest market report gives a typical living area of 1,525 square feet. The typical asking price per square foot among those newly listed homes was $419. Homes newly placed under contract had a typical living area of 1,634 square feet. The typical asking price per square foot for those newly placed under contract was $412; neither asking-price figure is a completed sale price.
These figures describe groups of homes, not what any particular layout is worth to you. A lower asking price per square foot does not, by itself, make a home the better purchase. I would treat usable rooms, condition and the total asking price as separate parts of the decision.
Write down your must-have features and the rooms where size matters most to your daily routine. Compare homes with similar property types and features, then review differences in size, condition and layout with me. Check the full price against your budget before deciding whether extra square footage is worth pursuing.
