A useful home comparison goes beyond size and asking price. Let's focus on condition, features and your must-have features so your purchase decision reflects what matters to you.
The latest market report includes completed single-family sales in Dix Hills with differing prices and sizes. The home at 5 Pine Hill Lane sold for $845,000 with 2,300 square feet of living area. The home at 10 Bonaire Drive sold for $1,100,000 with 2,000 square feet of living area. Those sale prices and sizes alone do not explain the difference in what the homes sold for.
A larger home is not automatically the better purchase, and these examples do not establish a price formula based on size. I would compare how each home meets your priorities before weighing an asking price against genuinely similar completed sales. Condition deserves its own review, because a lower purchase price does not tell you which repairs or expenses you might face.
Write down your must-have features and acceptable compromises before home visits so your comparisons stay consistent. Record questions about layout, maintenance and visible repairs, then review them with me before preparing an offer. Arrange an inspection under the agreed offer conditions and use its findings to assess the home's condition more carefully.
