Decide Which Repairs Matter Before Selling in Calgary, AB in October 2026
By Eric Dennis
Calgary, ABRepair decisions should start with condition and cost, not an assumption that every improvement pays for itself. I'll help you separate essential work from optional projects so preparation remains deliberate and suited to the home you plan to sell.
Calgary's detached-home benchmark price in the latest market report was $739,400. The average sale price for detached homes was $823,483. The typical sale price for detached homes was $686,750. The benchmark is the price of a typical home based on its specified attributes.
Different price measurements are not a renovation budget and do not establish what an improvement would add to your home. I would distinguish necessary maintenance from optional upgrades, then review each decision against the property's condition and your available budget. A clear explanation of work completed or left unfinished is more useful than assuming buyers will assign the same value you assign to a project.
Document maintenance needs and obtain appropriate estimates before deciding which repairs can be completed within your intended preparation schedule. Compare recent sales of similar homes with me to discuss condition differences, without treating those comparisons as a promise of renovation returns. Keep records of completed work and discuss how remaining issues should be described accurately in the listing information and transaction paperwork.
