When Should Cochrane, AB Sellers Reconsider Their Price in October 2026?
By Eric Dennis
Cochrane, ABA price review should answer what has changed in your home's comparison, not just how much time has passed. Let's establish the reasons for revisiting the price before choosing an automatic adjustment.
The latest market report gives Cochrane a residential benchmark price of $575,400. The typical residential sale price is $575,000. Average time on market for residential properties that sold is 53 days. The marketing average describes sold homes, not a deadline for changing the asking price of an individual listing.
I would not use elapsed time alone as the reason to reconsider a proposed asking price. A stronger review considers whether the original comparison remains relevant and whether meaningful new information changes it. The practical choice is what adjustment the evidence supports, rather than making a change simply to feel active.
Document the similar completed sales that support your price and the differences we considered when choosing it. Decide in advance which changes in competing listings or relevant sales would prompt another pricing discussion. Review any proposed adjustment with me alongside condition and presentation, keeping the reasons for the decision explicit.
