How to Set Your Langdon, AB Asking Price in October 2026
By Eric Dennis
Langdon, ABSetting your asking price starts with comparisons to similar homes, not choosing a townwide figure. Your home's differences matter, and I want you to understand the reasoning behind the recommendation.
In the latest market report, Langdon's detached benchmark price for a typical home was $689,500. The typical sale price for detached homes was $780,000, describing completed sales rather than proposed asking prices. The average sale price for detached homes was $743,300, a separate measure of those completed sales. The latest reported number of new detached listings was 24, adding another consideration when reviewing the alternatives to your home.
These price measurements do not establish the value of an individual home or supply a ready-made asking price. I would give greater weight to recent sales resembling your property than to a townwide figure. An ambitious asking price should be a deliberate choice with a review plan, not a substitute for understanding comparable homes.
Prepare a concise description of your home's size, condition, improvements, and any repairs that remain unfinished. Review recent sales of similar homes with me, examining the differences that make each sale more or less relevant. Consider homes listed for sale separately, then agree on what feedback would prompt a reassessment of your asking price.
