Start with what you can comfortably afford, then use local prices to refine your search. I want your budget to support the home you choose without making the purchase price your only consideration.
For Corona single-family homes, condos, townhouses and apartments, the latest market report gives a typical sale price of $857,500. The typical asking price among homes listed for sale was $799,999. The estimated value of a typical home was $831,440. That estimated value comes from a valuation model and is not a formal appraisal or a completed-sale price.
I would use these figures as context, not as instructions about what you should spend. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a discount. Your comfortable payment and available funds should guide the search before any particular property captures your attention.
Ask your lender to explain the payment, loan costs and money needed at closing for your proposed budget. Separate must-have features from preferences you could reconsider, so the search reflects your financial boundaries. Review recent sales of similar homes with me before deciding whether a specific asking price fits your plan.
