Keep Inspection Decisions Clear When Buying in Worcester, MA in October 2026
By Dave Stead
Worcester, MAInspection decisions should follow your questions about the home, not a townwide marketing timetable. I want you to recognize what remains unknown before deciding which inspection requirements belong in your offer.
The August 2026 Worcester report shows a median recorded marketing time of 11 days. The reported sold-to-list price ratio was 101.7%. These measurements cover single-family homes and condos, townhouses and apartments. Neither measurement identifies a home's condition or establishes which inspection protections were included in its sale.
Marketing time is not a measure of how thoroughly a home was inspected. Inspection protections address condition risks, a separate issue from choosing an offer price. My advice is to separate visible observations, unanswered condition questions and the inspection requirements you want before negotiating.
Record condition questions during your visit without treating a visual impression as a completed inspection. Discuss the appropriate inspection scope with an inspector and clarify what the proposed inspection requirements would permit. Review inspection terms with me and the transaction professionals so you understand your protections before proceeding.
