Your asking price should come from a review of recent sales of similar homes, not simply the amount you hope to receive. Let's separate your financial goal from the evidence supporting your home's price.
For Arvada single-family homes, condos, townhouses and apartments, the latest market report lists a typical sale price of $620,000. The typical asking price among homes listed for sale was $609,000. Homes sold for an average of 98.8% of their asking prices. Asking prices and sale prices describe different groups, so their difference does not establish a negotiated result for your home.
A townwide price provides context, while similarities in location, condition and size deserve closer attention. Starting with an ambitious asking price is a choice, not evidence that a buyer will accept it. I would resolve any weak comparison before using it to justify your price.
Review recent sales of similar homes with me, identifying differences that make each sale more or less relevant. Consider competing homes listed for sale separately, focusing on the choices a prospective buyer could compare. Choose an asking price and agree on which feedback would warrant reconsidering it after your home launches.
