Choose an Asking Price for Your Allen, TX Home in October 2026
By Garland Best
Allen, TXChoosing your asking price means balancing your goals with evidence relevant to your home. My starting point is a review of similar completed sales, followed by a separate look at the listings buyers can compare.
The October 6 market report for Allen single-family homes, condos, townhouses and apartments lists a September 2026 median sold price of $490,000. The September median list price for active listings was $579,900. The report's sold-to-list price metric was 96.9%. The asking-price measurement describes listed homes, while the sale-price measurement describes completed sales.
Subtracting those median prices would not tell us what discount your home should receive or what price to choose. The reported sold-to-list percentage also cannot predict the terms of your sale. I would give the closest similar sales more attention than a townwide figure when discussing your starting price.
Review differences in size, condition and features with me to identify which completed sales best inform your asking price. Examine competing listings separately to understand the alternatives a buyer could consider alongside your home. Decide how we will review feedback and competing listings after launch, rather than committing to an automatic price change.
