Your purchase budget should begin with your finances, not a townwide price. Let's separate what you can comfortably afford from what local homes have sold for before narrowing your search.
The latest market report covers Broomfield single-family homes, condos, townhouses and apartments. The typical sale price was $705,793. The typical asking price among homes listed for sale was $599,000. These asking and sale prices describe listed and sold groups, rather than a negotiated discount on the same homes.
Neither price tells you what your monthly payment or money needed at closing would be. I would establish your comfortable spending boundary before using local prices to choose a search range. A lower purchase price can leave more flexibility, but condition and ongoing expenses still deserve attention.
Ask a lender to explain the payment, estimated closing expenses and financing requirements for your proposed purchase. Write down the maximum price you are comfortable offering while preserving funds for ownership expenses. Review homes within that boundary with me, comparing condition and features rather than stretching toward the typical sale price.
