Choosing an asking price means balancing your goals with evidence about similar homes. My starting point is a focused sales review, not simply matching another listing.
In the latest market report, Elizabeth's typical asking price among homes listed for sale was $699,000. The typical sale price was $639,000. These figures cover single-family homes and condos, townhouses and apartments. The asking-price measurement describes listed homes, while the sale-price measurement describes completed sales.
The difference between those measurements does not establish a discount or identify the right price for your home. I would give greater attention to sales with relevant similarities in size, condition and features than to the townwide figures. An ambitious asking price deserves careful consideration because your marketing plan still needs a clear explanation of the home's value.
Prepare a list of improvements and known condition issues so we can compare your home accurately with similar sales. Review homes listed for sale separately to understand the asking prices a prospective buyer might compare with yours. Choose a starting price and an agreed review process rather than relying on a number without a follow-up plan.
