Which Offer Protections Should Keller, TX Buyers Keep in October 2026?
By Garland Best
Keller, TXKeep the protections you need to understand the home's condition and confirm your financing. When we prepare an offer, I want those choices to reflect your circumstances rather than pressure to simplify the terms.
For Keller single-family homes, condos, townhouses and apartments in the latest market report, homes sold for an average of 97.8% of their asking prices. Housing supply, measured in months, was 2.9 months. The typical time on market for homes that sold was 34 days. That marketing duration does not measure the time needed to close a purchase.
None of these measures determines which financing or inspection requirements are appropriate for the home you choose. Giving up those protections without considering the risks can leave important questions unresolved when you commit. I would separate your proposed price from the terms that let you verify financing and property condition.
Confirm with your lender what financing requirements your offer should include and which deadlines are workable. Discuss inspection requirements and the decisions you want to make after learning more about the property's condition. Set the maximum price you are comfortable offering before negotiating, so changing terms does not obscure your budget.
