A sensible offer starts with similar completed sales and what you can comfortably afford. I'll help you separate those considerations so your purchase decision rests on more than the asking price.
The September 2026 market report covers Chaska single-family homes, condos, townhouses and apartments. The reported sold-to-list-price percentage was 98.8%. The median sold price was $460,000, a townwide figure rather than a valuation of a particular home. Reported housing supply, measured in months, was 3.03 months.
The sold-to-list-price percentage does not establish a discount you should expect. I would weigh the home's condition, features and relevant completed sales before discussing a reasonable offer range. Keep your financial limit separate from that range, because a supported price still needs to fit your budget.
Review recent sales of similar homes with me, paying attention to differences in size, condition and features. Confirm your expected payment and money needed at closing with your lender before choosing an offer price. Write down the maximum price you are comfortable offering and the financing or inspection requirements you need.
