Start with the home itself and your budget, not a townwide price target. I want you to have a clear reason for your offer and a comfortable stopping point before negotiations begin.
For Faribault single-family homes, condos, townhouses and apartments, the September 2026 market report gives a median sold price of $274,500. The reported sold-to-list price ratio was 99.5%. The median list price for active listings was $389,900. List prices describe active listings; sold prices describe completed sales.
These medians do not establish a discount on the particular home you want. The reported sold-to-list price percentage cannot set your personal offer limit. I would weigh recent sales of similar homes, condition and your financing before discussing a reasonable offer range.
Choose the maximum price you are comfortable offering after reviewing the money needed at closing with your lender. Review differences in size, condition and features with me to judge which completed sales deserve the most weight. Decide which financing and inspection requirements you need before changing conditions in the offer.
