Choosing your asking price deserves a comparison focused on your home, not a shortcut from a townwide figure. We can build that decision around its condition, features and relevant sales.
In the latest market report, Bay Shore's typical asking price among homes listed for sale was $660,000. For single-family homes, condos, townhouses and apartments, the typical sale price was $700,000. For that property scope, the estimated value of a typical home was $658,000. Those estimated property values are generated by a valuation model and are not formal appraisals.
Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. An estimated value is another reference point, not a substitute for examining your home's particular characteristics. I favor a defensible asking price over an ambitious number that lacks support from similar completed sales.
Gather a list of improvements and known repair needs so we can discuss your home's condition accurately. Review recent sales of similar homes with me, then consider competing listings separately when discussing your asking price. Set a plan for reviewing the price after launch, using actual inquiries and feedback rather than assumptions.
