Start your buying budget with a payment you can comfortably manage, not a townwide price. I want your Commack search to reflect both the home you need and the financial commitment you are willing to make.
For Commack's single-family homes, condos, townhouses and apartments, the latest market report gives a typical sale price of $827,000. The typical asking price among homes listed for sale was $859,499. The estimated value of a typical home was $871,000, a model-based estimate rather than an appraisal. Asking prices describe listed homes, while sale prices describe completed sales, so these figures do not establish a negotiated discount.
None of these townwide figures establishes what you can afford or what a particular home is worth. I would separate your financing limit from the maximum price you are comfortable offering. That distinction leaves room to consider ongoing expenses without treating lender approval as a spending target.
Ask your lender to outline the payment and money needed at closing for the financing options you are considering. List the recurring housing expenses you need to accommodate alongside the mortgage payment. Review recent sales of similar homes with me before deciding whether a specific asking price fits your budget.
