Price Your Sunrise, FL Home for Sale in October 2026
By Dick Lee
Sunrise, FLChoosing your asking price deserves a careful look at homes comparable to yours. Start with recent completed sales, then consider competing listings separately; I can help you distinguish useful evidence from numbers that answer a different question.
For Sunrise single-family homes, condos, townhouses and apartments, the latest market report gives a typical sale price of $322,500. The typical asking price among homes listed for sale was $199,250. The estimated value of a typical home was $424,400. That estimated value is model-based, not a formal appraisal or a completed-sale price.
Asking prices and sale prices describe listed versus sold groups, so their difference does not measure a negotiated discount. A model estimate also cannot establish the right asking price for your particular home. My priority is a price supported by relevant sales while accounting for how your home's condition and features compare.
Prepare a list of improvements, needed repairs and distinctive features so we can review meaningful differences with similar homes. Examine recent sales of similar homes with me, then review competing listings as a separate pricing consideration. Choose your initial asking price and decide what feedback would justify reconsidering it, without assuming a particular sale result.
