How to Price Your Scottsdale, AZ Home in October 2026
By Jeff Setlow
Scottsdale, AZChoosing an asking price means comparing your home with genuinely similar sales, not matching a townwide number. I'll help you separate useful pricing evidence from expectations that need closer review.
The latest market report places the typical sale price at $950,000 for Scottsdale single-family homes, condos, townhomes and apartments. The typical asking price among homes listed for sale was $949,990. The estimated value of a typical home was $864,720. That estimated value comes from a valuation model and is not a formal appraisal.
These measurements offer context, but those figures do not establish the value of an individual home. I would give the greatest attention to recent sales with relevant similarities, then consider competing listings separately. Starting with an ambitious asking price is a choice to discuss carefully, not a conclusion supported by townwide prices.
Prepare a list of your home's condition, improvements and unfinished repairs so we can identify meaningful differences. Review recent sales of similar homes with me, paying attention to size, condition and features rather than price alone. Consider homes listed for sale separately and decide how your asking price should relate to the alternatives buyers can compare.
