Choosing an asking price means deciding where your home fits among relevant alternatives. My starting point is a review of similar homes, with your property's condition and features kept firmly in view.
For Fairfax County single-family homes, condominiums, townhouses and apartments, the latest market report gives a typical sale price of $749,500. The typical asking price among homes listed for sale was $699,900. Homes sold for an average of 99.6% of their asking prices. That average does not establish how often homes sold above asking or what any individual seller received.
A countywide price is useful context, but it cannot account for the details that distinguish your home. I would weigh completed sales separately from homes still listed, because asking prices are not completed transaction results. Starting with an ambitious asking price should be a considered choice, not an assumption that an eventual offer will match it.
Gather information about your home's size, condition and improvements so we can select relevant sales for comparison. Review differences in size, condition and features with me before settling on an asking price. Discuss how you will reassess that price using actual feedback and relevant sales rather than a preset expectation.
