Preparing to list does not mean changing everything about your home. Let's choose the work that clarifies its condition and presentation while respecting your budget and schedule.
The latest market report includes McLean single-family homes, condos, townhouses and apartments. The typical time on market for homes that sold was 19 days. Homes sold for an average of 98% of their asking prices. Those measurements describe marketing time and pricing outcomes, not the effects of particular repairs or presentation choices.
Preparation is a planning decision, and I would not use these figures to promise a return on improvements. Addressing known condition questions before launch can help you explain what is being offered without relying on appearance alone. Photographs and visits should present the home clearly, while repair spending needs its own practical justification.
List known maintenance concerns and discuss which need repair, further evaluation or clear disclosure before the home is offered. Choose a plan for repairs, photographs and showings that fits the work you can reasonably complete. Review the finished presentation with me before launch so the description, photographs and property condition tell a consistent story.
