Set Your Homebuying Budget in Pompano Beach, FL for October 2026
By Dick Lee
Pompano Beach, FLA useful homebuying budget starts with costs you can comfortably afford, not a townwide price. Let's connect your spending limit to the homes you actually want to consider.
For Pompano Beach single-family homes, condos, townhouses and apartments, the September 2026 market report lists a median sold price of $390,000. The median list price among active listings was $375,000. The report's Sold to List Price % metric was 95.3%. Active-listing and sold-price medians describe different groups, so their difference does not establish a negotiated discount.
Use those prices for orientation, while keeping your personal budget grounded in the payments and expenses you can afford. The townwide sold-to-list percentage cannot set your personal offer limit or guarantee a discount on a particular property. I suggest separating the purchase price from money needed at closing so neither gets overlooked when you evaluate homes.
Ask your lender to explain payment estimates and money needed at closing for the price range you are considering. Write down the maximum price you are comfortable offering, leaving room for ownership expenses and your other financial priorities. Review recent sales of similar homes with me before deciding whether a particular asking price fits your budget and expectations.
