Choosing your asking price calls for a comparison focused on your home, not simply borrowing a typical local price. I want you to understand the reasoning behind the number before you commit to listing.
For Reston's single-family homes, condos, townhouses and apartments, the latest market report includes completed sales and listed homes. The typical sale price was $622,450. The typical asking price among homes listed for sale was $532,500. These measurements describe different sold and listed groups and do not establish what an individual home should command.
Recent sales of similar homes deserve attention because they concern completed transactions rather than another owner's asking price. Listed homes still provide useful comparisons, but their asking prices are not proof of an eventual sale price. Starting with an ambitious asking price is a choice to weigh carefully, not a substitute for examining differences.
Prepare a list of your home's improvements, condition concerns and features so we can compare it accurately. Review recent sales of similar homes with me, paying particular attention to size, condition and layout. Discuss listed homes separately and choose an asking price supported by the comparisons most relevant to your property.
