Touring preparation starts before a suitable home catches your attention. Let's clarify what you need to learn during a visit so you can make a thoughtful decision rather than simply react.
The September 2026 market report, issued October 7, includes Falls Church single-family homes, condos, townhouses and apartments. For this combined group, September's months-of-inventory figure was 2.75. The report counted 33 active listings at the end of September, rather than measuring how many homes are available today. Neither the inventory measure nor the listing count establishes how long a particular home will remain available or how quickly a visit can be arranged.
Preparation is useful even though a townwide summary cannot predict your touring window for any particular home. I want your visit to answer practical questions about condition, layout and the compromises you would accept. A clear plan helps you act when a suitable home becomes available without giving up careful evaluation.
Separate your must-have features from preferences you could reconsider after seeing the home. Prepare questions about maintenance, disclosed repairs and any areas needing closer inspection. Discuss a plan for home visits with me and confirm each appointment rather than assuming access.
