How Much Should Shallotte, NC Buyers Offer in October 2026?
By Bill Frey
Shallotte, NCThe right offer starts with similar homes and the maximum price you are comfortable offering, not an automatic discount from asking price. I'll work through that distinction with you before you commit.
The September 2026 market report, dated October 7, covers Shallotte single-family homes, condos, townhouses, and apartments and reports a median sold price of $305,000. The reported sold-to-list price ratio was 98.8%. The median list price for active listings was $375,000. These list and sale prices describe different groups of properties, so the difference between their medians does not establish a negotiated discount.
The reported sold-to-list price ratio cannot set your personal offer limit or establish the discount a particular seller will accept. I would give more weight to recent sales of similar homes and this property's condition than to townwide figures. A suitable offer also needs financing and inspection requirements you understand, rather than a price considered in isolation.
Review recent sales of similar homes with me, paying attention to size, condition, and features. If you are financing the purchase, ask your lender to clarify the payment and money needed at closing before setting your maximum. Prepare an offer that states your price and financing or inspection requirements clearly, with terms you can meet.
