Price Your Southlake, TX Home for Sale in October 2026
By Shi Fayiga
Southlake, TXChoosing your asking price means balancing your goals with evidence relevant to your home. My starting point is a review of recent sales of similar homes, followed by a separate look at competing listings.
For Southlake single-family homes, condos, townhouses and apartments, the September 2026 market report, dated October 7, lists a median sold price of $1,710,000. The median list price among active listings was $2,400,000. September ended with 136 active listings, compared with 146 at the end of August. Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount.
Your home's asking price needs support from relevant sales, not an assumption that either townwide price applies to it. I would give condition and features careful attention before deciding whether a higher asking price has enough support. Inventory counts provide context for competition, not a prediction of your home's marketing duration or closing date.
Review completed sales with me, noting differences in size, condition and features that matter to your pricing decision. Examine competing listings separately to understand the alternatives a prospective buyer could compare with your home. Decide what feedback would prompt a pricing review, rather than choosing an automatic reduction schedule before marketing begins.
