How Much Should Surf City, NC Buyers Offer in October 2026?
By Bill Frey
Surf City, NCA reasonable offer starts with similar completed sales and what you can comfortably afford, not a townwide percentage. I'll help you weigh both before choosing a price.
The market report dated October 7, 2026, covers Surf City's single-family homes, condos, townhouses and apartments. For September 2026, it reports a median sold price of $731,000. The report lists a sold-to-list price percentage of 96.2%. Months of inventory stood at 4.95 in September. That townwide supply measure does not establish how long any specific listing will remain available. These figures provide context, but they do not establish a reasonable offer for the particular home you choose. The report also cautions that its analysis may not include all available listing data.
The reported sold-to-list price percentage is not an automatic discount to apply. I would weigh the home's condition, size and features against recent sales of similar homes before discussing an offer. Your financial boundary matters separately, because a defensible purchase price can still exceed what you are comfortable paying.
Set the maximum price you are comfortable offering after reviewing the money needed at closing with your lender. Include anticipated ongoing ownership expenses when setting that limit. Review recent sales of similar homes with me, noting meaningful differences rather than matching prices without context. Decide which financing and inspection requirements you need before discussing changes to the conditions in the offer.
