Build Your Capitol Hill Homebuying Budget in District of Columbia, DC - October 2026
District of Columbia, DCYour purchase budget should begin with comfortable housing costs, not a neighborhood price statistic. For a Capitol Hill search, I would help you connect that personal limit to the homes you consider.
The October 7, 2026 market report's September figures cover Capitol Hill single-family homes, condos, townhouses and apartments, rather than the entire District. The median sold price was $817,000 for September's completed sales in that area. The median list price among active listings at September's month-end was $677,000. These asking prices and sale prices describe different listed and sold groups, so their difference does not establish a negotiated discount.
Neither price statistic tells you which monthly payment fits your finances or what a particular home should cost. I would separate affordability from property value before we decide which homes deserve a closer look. A lower asking price is not enough to settle the decision when fees, condition and financing remain unexamined.
Ask your lender to explain the payment and money needed at closing for the purchase you are considering. Identify must-have features and flexible preferences so we can compare suitable homes without stretching your financial comfort. Review recent sales of similar homes with me before deciding whether an asking price supports a reasonable offer.
