Your purchase budget should begin with what you can comfortably afford, not a townwide price. Together, we can turn that boundary into a focused home search.
The September 2026 market report combines Clifton single-family homes, condos, townhouses and apartments. Within that combined market, the median sold price was $1,070,000. The median list price among active listings at month-end was $1,295,000, describing listed rather than sold properties. The report's sold-to-list price ratio was 99.2%, a measure separate from either median price.
These townwide figures provide price context, but none establishes the payment or purchase amount that fits your finances. I would separate lender approval from personal comfort, leaving room for ownership expenses and the savings you want to preserve. Asking prices and sale prices describe different groups, so their difference does not establish a discount you should expect.
Ask your lender to explain the payment, financing expenses and money needed at closing for a purchase you are considering. Write down the maximum price you are comfortable offering, then identify which must-have features deserve priority within that boundary. Review recent sales of similar homes with me before deciding whether a particular property's asking price fits your purchase plan.
