How Should West Hills, CA Buyers Set Their Budget in October 2026?
West Hills, CAYour purchase budget should begin with your finances, not a townwide price. I want your search to leave room for ownership expenses as well as a home that meets your priorities.
The October 7, 2026, market report places the September 2026 median sold price at $880,000 for West Hills single-family homes, condos, townhomes and apartments. The September median asking price among active listings was $1,160,000. Those asking prices describe homes active at month's end, while the sale prices describe completed sales. They are different groups of properties. The median estimated property value was $1,030,810, a model-based estimate rather than a formal appraisal.
None of these townwide figures establishes what you can afford or what a particular home should cost. I would treat local prices as search context and lender estimates as the starting point for your financing discussion. A comfortable budget also needs room for property taxes, insurance, maintenance and any applicable association fees. Ask which expenses are included in the lender's payment estimate and which you must budget separately.
Request a lender estimate covering the monthly payment and money needed at closing, including down payment and closing costs. Set the maximum price you are comfortable offering before choosing homes to visit. Keep an emergency reserve separate from the funds you plan to use for the purchase. Then review recent sales of similar homes with me to assess whether each candidate fits your budget.
