An offer should reflect the specific home and your financial boundaries, not a standard discount. Before you commit, I'd like us to understand both the price rationale and the protections that matter to you.
In the latest market report, Boca Raton homes sold for an average of 95.4% of their asking prices. That percentage covers single-family homes, condos, townhomes and apartments. The typical sale price for that residential scope was $707,500. The average percentage of asking price that homes sold for does not identify an appropriate offer for an individual property.
I would not turn the reported average into a formula for your opening offer or your final limit. Comparisons with similar homes give us a better basis for discussing price, while your finances establish your boundaries. Financing and inspection requirements deserve separate attention because a price decision should not obscure the risks of changing those conditions.
Review recent sales of similar homes with me before choosing a reasonable offer range. Write down the maximum price you are comfortable offering and discuss it before negotiations begin. Confirm financing and inspection requirements, along with the closing timeline, with the professionals handling the transaction.
