Choose an Asking Price for Your Kouts, IN Home in October 2026
By Sue Puplava
Kouts, INChoosing an asking price means balancing your goals with evidence relevant to your home. My approach is to compare similar completed sales first, then consider how your listing would compare with homes offered for sale.
The September 2026 market report covers Kouts single-family homes, condos, townhouses and apartments. The median list price for active listings at month-end was $457,900. The median sold price was $437,500. The sold-to-list price percentage was 99.5%, a metric that does not establish an individual home's value.
The listed and sold prices describe different groups, so their difference does not establish a negotiated discount. I would give the most attention to completed sales with relevant similarities in size, condition and features. Listings provide separate context for your asking price, but an advertised amount is not a completed sale.
Prepare a list of improvements and unresolved repairs so we can assess meaningful differences from similar homes. Review recent sales of similar homes with me, keeping homes listed for sale separate from that review. Decide which feedback would prompt another pricing discussion rather than committing to an asking price you cannot reconsider.
