Choose Your Crown Point, IN Home's Asking Price for October 2026
By Sue Puplava
Crown Point, INChoosing an asking price means finding a defensible starting point for your home's specific features and condition. Let's begin with similar completed sales, then consider competing listings rather than selecting a townwide number.
The September 2026 market report covers Crown Point single-family homes, condos, townhouses and apartments. The median sold price was $368,500, reflecting completed sales rather than asking prices. The median list price for listings active at month-end was $348,900. The reported sold-to-list price percentage was 97.9%.
The median list price and median sold price describe different groups, so their difference does not establish a negotiated discount. I would give the closest completed sales more weight than a townwide figure when discussing your home's starting price. Competing listings help frame alternatives a buyer might consider, but their asking prices do not establish eventual sale prices.
Prepare a list of improvements and unresolved repairs so we can review differences in size, condition and features together. Review recent sales of similar homes with me, considering how closely each matches your property. Decide what feedback would prompt a pricing review before listing, rather than setting an automatic reduction without considering the circumstances.
