Price Your Burgaw Township, NC Home for Sale in October 2026
By Bill Frey
Burgaw Township, NCChoosing an asking price starts with how your home compares with similar completed sales, not an online estimate alone. I'll work through that distinction with you before you commit to a listing price.
The September 2026 market report covers single-family homes, condos, townhouses and apartments in Burgaw, North Carolina. The median list price of active listings at month-end was $379,900. The median sold price was $356,009. The median estimated property value was $346,000, a model-based estimate rather than a formal appraisal.
Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. Those figures do not establish the value of an individual home, but they provide context for a closer pricing discussion. My priority is an asking price we can explain using relevant sales and your home's condition, size and features.
Prepare a list of improvements and known repair needs so we can assess condition without overlooking important details. Review recent sales of similar homes with me, then consider competing homes listed for sale separately. Decide when to reassess the asking price based on actual inquiries and home visits rather than an assumed selling timetable.
