Choosing an asking price means balancing your goals with evidence relevant to your home. I suggest starting with similar completed sales, then considering the listings a prospective buyer could compare with yours.
The report's September 2026 market metrics include Valrico single-family homes, condos, townhouses, and apartments. The median list price among active listings at the end of September was $449,900. The median sold price for September was $393,500. These median list and sold prices summarize active and sold listing populations rather than matched individual transactions.
Using either townwide price as your automatic asking price would overlook differences in size, condition, and features. I would give completed sales the clearest role in discussing price, while considering listed homes separately as alternatives. Starting with an ambitious asking price should be a deliberate choice, not a substitute for that comparison.
Prepare a list of improvements, their condition, and any unfinished work so our review reflects what you are offering. Review recent sales of similar homes with me, paying attention to differences that affect how closely they compare. Decide how we will reassess your asking price using verified competing listings and feedback after your home becomes available.
