How to Price Your Luxury Home in Monument, CO in October 2026
By Jeff Morrell
Monument, COA luxury home's asking price should begin with relevant completed sales, not a townwide estimate. Your home's differences deserve attention, and I would examine them with you before choosing a price.
Across Monument's single-family homes, condos, townhouses and apartments, the latest market report gives a typical sale price of $720,000. The typical asking price among homes listed for sale was $774,000. The estimated value of a typical home was $787,590. That estimate comes from a valuation model and is not a formal appraisal or a completed-sale price.
Townwide figures cannot establish the right asking price for your luxury home. I would give greater weight to recent sales with relevant size, condition and features than to an appealing automated estimate. Distinctive improvements deserve consideration, but their original cost should not automatically become an addition to your asking price.
Gather details about improvements, including their scope and condition, to make the comparison more specific. Review recent sales of similar homes with me, discussing meaningful differences rather than selecting only the highest sale. Consider competing listings separately, then choose an asking price you can explain through those comparisons.
