How Should El Paso County, CO Sellers Compare Offers in October 2026?
By Jeff Morrell
El Paso County, COThe strongest offer for your sale is not necessarily the highest price. I suggest comparing the terms alongside the amount offered so your decision reflects both your priorities and the transaction's practical requirements.
The September 2026 figures cover single-family homes, condos, townhouses and apartments throughout El Paso County. The reported sold-to-list price percentage was 98.8%. The median sold price was $453,000. The report recorded 5.06 months of inventory.
The countywide sold-to-list price metric does not establish whether an individual offer meets your needs. A higher offer price can still require careful review of financing requirements, requested repairs and other terms. My recommendation is to compare the commitments in writing rather than assume price alone determines the best choice.
Compare each offer's price, requested credits and contingencies, including financing and inspection requirements, side by side. Confirm the proposed closing timeline with the professionals handling the transaction rather than assuming it is workable. Identify which terms matter most to you, then review the consequences of accepting or countering before responding.
