Price Your National, NC Home for Sale in October 2026
By Sarah Casey
National, NCChoose your asking price through comparisons with similar homes, not the highest nearby price. Your home's differences matter, and I'll help you weigh them before listing.
The latest market report includes 2 completed single-family home sales in National Pinehurst East Golf Club's recent activity. One home sold for $887,500 and had 2,758 square feet of living area. The other sold for $780,000 and had 3,000 square feet of living area. A newly listed single-family home carried an asking price of $1,195,000, rather than a completed sale price.
These examples give your pricing discussion concrete reference points, but size alone does not establish your home's value. I would compare condition and features before deciding how much weight each completed sale deserves. The listed home's asking price describes its seller's request, not an amount a buyer has agreed to pay.
Prepare a record of your home's features, improvements and repair needs so we can compare it accurately. Review recent sales of similar homes with me, identifying meaningful differences rather than simply choosing the highest sale. Consider homes listed for sale separately, then choose an asking price you can explain through relevant completed sales.
