Your asking price should start with similar completed sales, not simply the amount you hope to receive. I want that decision to reflect your home's characteristics and the financial purpose behind your sale.
The latest market report covers Apollo Beach single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $478,340. The typical sale price was $490,749, while the estimated value of a typical home was $462,890. Asking prices, completed-sale prices and model-based estimates measure different things and do not establish your home's individual value.
I would give the greatest attention to completed sales that resemble your home in size, condition and features. Listed homes provide a separate comparison for the alternatives a prospective buyer might consider. Starting with an ambitious asking price is a choice to weigh carefully, not a conclusion supported by townwide figures.
Prepare a list of improvements, their condition and any supporting records so we can assess relevant differences. Review recent sales of similar homes with me, then examine listed alternatives separately. Choose an asking price you can explain through those comparisons rather than through your preferred financial outcome alone.
