Which Repairs Should Conroe, TX Sellers Prioritize in October 2026?
By Roger Morton
Conroe, TXBefore listing, prioritize work that addresses known problems and helps explain your home's condition clearly. I would rather help you choose purposeful preparation than encourage spending without a specific reason.
Conroe's September 2026 market report covers single-family homes, condos, townhouses and apartments. Median List Price for listings active at month-end was $347,900. Median Sold Price was $295,000, describing completed sales rather than a repair budget. These townwide figures do not identify which improvements affected individual sales or what any preparation project returned.
Preparation should begin with the condition of your home, not a spending target borrowed from local prices. Known maintenance issues deserve consideration before optional cosmetic changes because they raise different questions for a prospective buyer. I would weigh each proposed project against its cost, disruption and relevance to presenting the home accurately.
List known maintenance concerns and obtain written estimates before deciding which work belongs in your preparation plan. Separate necessary work from cosmetic preferences, then review the home's condition and comparable completed sales with me. Coordinate repairs, photographs and times the home can be shown so unfinished tasks do not complicate your launch.
